What is a Home Inspection:

A home inspection is a thorough non-invasive, visual examination of a residential dwelling which is designed to identify observed material defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process.

The following systems and components are part of the inspection:

  • Exterior and drainage
  • Structure
  • Roof and Chimneys
  • Doors and Windows
  • Electrical
  • Plumbing
  • Heating and Cooling
  • Attic and Insulation
  • Interior

Our inspectors use an array of tools to check for high-humidity levels and gas leaks. We also employ, as an option, Infra-red thermal imaging, as needed, to assist in determining leaks at the time of the inspection and to determine possible insulation deficiencies.

Our clients are always encouraged to attend the home inspection. We can also provide you with tools for you to accurately measure the room sizes during the inspection. A typical home inspection will take 2-4 hours to conduct, depending on the size and condition of the home and the questions our clients may have. A home inspection provides an excellent source of education on home ownership and home maintenance and we love to answer questions. All our reports include digital photos  - Not only about possible concerns but also of various key components and systems and the inspection report link is usually provided within 24 hours of the completion of the onsite visit - Additional services may increase the report completion time.

All inspection services include follow-up support by email for a period of 12 months. Additional support is also available as a fee based service.

Residential home inspections also include the  The PresiZHen Client Protection Program

A commercial property is a completely different type of investment than a residential purchase and therefore requires a different skill-set and specific knowledge. A commercial property investment can cost millions of dollars. Before you consider your purchase and to minimize concerns which could significantly increase the cost of your investment, please ensure to retain the services of a qualified commercial inspector who will report on the condition of the building property, structure and systems as well as safety systems.

If you are considering buying a commercial property, we strongly recommend arranging an inspection as a condition of your purchase agreement to reveal any potential deficiencies or repair problems that could cost you many additional monies or cause costly delays.

PresiZHen Property Inspections offers full inspections of commercial property including apartment buildings, retail and industrial complexes, hotels, restaurants etc.

Radon gas is the second leading cause of lung cancer in North America causing an estimated 3,000 deaths a year. Radon is a naturally-emitted radioactive gas that can seep through cracks in foundations, around drains, sump pumps and exposed soil.

Elevated levels of radon were found in 20% of Homes tested in Ontario and can accumulate to dangerous levels in residential homes.  The good news is excessive radon levels can be successfully mitigated in every type of home.

In 2012 Health Canada released a report showing that 6.9 per cent of Canadians are living in homes with radon levels above the current Canadian guidelines of 200 becquerels per cubic metre (Bq/m3). Despite existing test results in your neighbourhood, radon levels can vary from house to house. Health Canada recommends that all Canadians test their homes.

As this type of testing requires a very specific knowledge of testing protocols and procedures, in order to provide the most professional and accurate services, PresiZHen Property Inspections refers Clients to an established and certified partner company: "Radon Find".
