How much does an inspection cost?

We are often asked about fees by clients and real estate professionals. A home inspection is a complex professional consulting service. A home inspection is not a commodity but rather a learned profession requiring high levels of both technical knowledge and communication skills.

Our fee structure for an inspection may depend on the size, configuration and age of the property to be inspected. Other factors may also affect the fee. Comparisons should be made using the same scope of supply: If you are comparing home inspection firms, the fee charged should not be the deciding factor unless the services quoted are identical.

In considering a major purchase, your choice of home inspector should be based on getting the best value and services and not just the cheapest price.

What does the fee include?

  • A complete and thorough home inspection conducted by an experienced and certified professional

What gets inspected?

We inspect the major systems of the house. These include: Exterior, foundation, roof and chimneys, doors and windows, electrical, plumbing, heating, insulation and ventilation and interior.

The goal of the inspection is to identify safety concerns and possible existing major problems which could affect a client’s decision to proceed with the transaction.

Will we get a written report?

Yes, you will receive a comprehense report with digital pictures. The report will include a summary of the conditions observed at the time of inspection and details on major systems in the home. The report is generally available within 24 hours following the completion of the inspection.

Can we follow you around?

Absolutely! You are encouraged to attend as this is a perfect opportunity to learn about your property.

Can we ask questions?

We love questions!

We encourage to prepare a list of questions you may have about the property being inspected. You are encouraged to also ask questions as we go and these will be addressed as required. Do not hesitate to ask for further explanations if a response or comment is unclear.

Can my family and friends attend the inspection?

We understand that juggling a busy family schedule can be in some cases, a challenge.  We do recommend however that extended family and friends visit the property at a different time arranged with the Realtor.

The fewer distractions the better: A home inspection is a technical evaluation and the focus should be on the inspector’s comments and activities.

Is the home inspection a warranty on the property?

A home inspection is a professional opinion based on less-than-complete information. It’s a little like getting a check-up from your doctor: It improves your odds of good health but there is no guarantee or warranty.

What are the inspector's qualifications?

Our Chief Inspector has an Electronic Engineering Technology background and over 30 years of extensive experience in business and customer service management, auditing, and technical report writing.

Through his affiliation with Habitat for Humanity, Pat continues to provide assistance to the community and constantly updates his knowledge in the home construction industry.

He has designations in the Home Inspection Profession including:

Canadian- Certified Home Inspector

Certified Master Inspector

Indoor Air Consultant

Level 1 Thermographer.

Are you a member of any association?

Pat is an executive director of the Ontario Association of Certified Home Inspectors – OntarioACHI –  and the Certification Committee Chair.

How much notice do you need for an inspection booking?

We can generally fit you into the schedule within 24 hours, subject to availability.

We also have a limited number of bookings available for emergency/quick turn around inspections, subject to availability.
